Agent Preview- LOFTS AT REYNOLDSTOWN CROSSING

Lofts at Reynoldstown Crossing (Formerly known as Triumph Loft) is located in Reynoldstown off Memorial Dr. neighboring Cabbagetown in Atlanta, GA (30316).

Reynoldstown lies in NPU N. It is listed on the National Register of Historic Places as a historic district. Local landmarks include the Colgate Mattress Factory lofts, Trees Atlanta headquarters and nursery, and the former Atlanta & West Point Railroad depot.

Lofts at Reynoldstown Crossing is owned by the BeltLine of Georgia and currently being marketing by The Marketing Directors. The historic building consist of 29 loft homes and was originally built in 1929 as a service building to the A&P Grocery building located directly across on the street which are now converted lofts as well (A&P Lofts). Within the past couple of months, Loft at Reynoldstown Crossing held a drawing/auction to sell these lofts quickly. This property is part of the BeltLine Affordable Housing Trust Fund Down Payment Assistance Program for Community Land Trust. This means that in order to qualify for the down payment assistance of $64,800, you must be a first time home buyer, must be owner occupied (no investors or rental units), and can only have a maximum salaried income of less than $68,300. In order to qualify for the $100,000 down payment assistance you must meet qualification criteria said above PLUS you must be a first responder (Police, Fire, Emergency) and/or a teacher working for the City of Atlanta. As of March 23, 2012, only 2 homes remain out of the 29. One of the homes is a Down Payment Assistance unit (must be a first responder or teacher) and the other one is the Penthouse (conventional financing).

This small loft community is a brand new loft conversion with nicely appointed details such as concrete, tile, and hardwood flooring, concrete 14’ ceilings, glass front loft walls/windows, spacious interiors, stainless steel appliances, granite countertops, glass tile backsplash, and glass tile tub/shower surround. The community amenities consist of pool, hot tub Jacuzzi, rooftop terrace, small fitness center, elevator access, controlled access, open parking (no covered spaces), and convenient location to shops, restaurants, entertainment, and I-20 and I-75/85.

My personal experience/opinion:
I have known this property since it was Triumph Lofts. After several years of unsuccessful sales, the property sat vacant for several years and began to look distressed. The property has a whole new vibe now and good sense of energy. I was pleasantly impressed by the finishes and location. The only downfall is you must jump through leaps and bounds just to qualify to purchase a unit. The qualification requirements are VERY specific so if you’re looking to purchase a home quickly, this would not be the property for you.
